The Tax Credit for First Time Home Buyers ($8,000) and Repeat Home Buyers ($6,500) has generated a significant increase in home buying activity in the Loudoun County real estate market. 

Average Sold Price October, 2009 - 2008: $ 375,565 $ 374,141 0.38 %

Home purchases in October 2009 increased about less than 1% over home purchases in October 2008.  The real estate market in Loudoun County is stable and edging up which is being reflected in the slowly increasing prices of new homes throughout Ashburn,  Home prices in areas farther west, Purcellville, Lovettsville, etc. are stable and increasing slowly.

Buyers are taking advantage of low real estate prices and opportunities and will benefit further when they file their 2009 Income Tax return.

LOUDOUN COUNTY WALKING AND BIKING TRAILS.  HOP ON THE W&OD Trail or head for a National Forest.

For dedicated walkers, hikers and bikers, the W&OD, "Washington and Old Dominion" Trail offers miles of trail that will take one through some wonderful areas of Loudoun County, Virginia.  The W&OD Trail offers about 24 miles of trail through Loudoun County.

TRAIL HISTORY -The Trail tracks the W&OD railroad track from Alexandria to Purcellville, about 45 miles in all with about 24 miles in Loudoun County.  The land for this trail was an active railroad right of way from 1859 through 1968.  The Virginia Electric and Power Company, VEPCO, owned the right of way until 1977 when the Northern Virginia Regional Park Authority obtained the right of way in 1982.  The trail actually began operation in about 1974 within the City of Falls Church under agreement of VEPCO.  After the property was purchased the trail grew from the small section in Falls Church to the 45 miles of trail it now offers Virginia hikers and bikers.

SOME PREFER TO WALK IN THE COUNTRY. 

I love to walk.  Always have.  I remember once taking a 14 mile hike to an interior lake of Yellowstone National Park to catch a 7 inch trout.  The hike was 9 miles in by one trail and 5 miles out by another trail.  I believe it was Lake Lewis.  By the time we got to the lake, it was almost time to leave for the hike back to the car.  Was it worth it?  You bet it was. 

WHAT TO WEAR.  This is important because without proper hiking gear, if you're in wilderness, you may need emergency supplies.

My backpack for day hikes of over 5 miles contains:

  • 2 pint bottles of water
  • identification
  • extra dry socks
  • small first aid kit
  • map
  • jacket
  • snacks
  • tissue/paper towel
  • bug repellant
  • sun glasses
  • a small breakdown fishing rod
  • fishing license
  • The above is not heavy and fits nicely into a lightweight back pack.

WHAT TO WEAR?

My preferred cloths are

A comfortable pair of jeans long enough to cuff a couple of times, (keeps "stuff" off your ankles.

A very good quality hiking boots high enough to protect the ankles.

A comfortable undershirt with sleeves for warmth. 

A woven outer shirt (knits catch thorns and burrs) with long sleeves.  If it's very hot they can be rolled up but if it turns cool, long sleeves are good. 

A fairly wide brimmed hat for protection under sun. 

A walking stick.  Laugh if you like.  I love my Bamboo walking sticks. 

Enjoy the countryside, the flora and fauna. 

Nature is beautiful and renews us.
